NEAR WEST SIDE— In a forgotten industrial corner of the near Near West Side, a glistening office prospect is on the boards. The concept, by ESA Design, is for a new home for itself and some number of high-tech trading firms. A huge array of amenities and technological infrastructure is the bait. As are the glass-cube building's green features. Should it come to fruition, a two-story brick structure will give way to a 150,000 sf, eight-story one.

GOLD COAST— Another of the seven condos in the former Playboy Mansion is off the market, having just sold for $2.45M. And that's one of the smaller units! Listed for a helluva long time, the price only dropped $450K. The goods: three beds, three-and-a-half baths, fireplaces, study, private patio, and 3,900 square feet. See for yourself.

ROGERS PARK— We watched this 9,000-square-foot colonial mansion languish on the market for 2.5 years, taking big body blows at regular intervals. What began as a hopeful if preposterous $2.45M listing ended as a deflated $730K sale bank sale. Someone reeled in a giant home, a half-acre, and an indoor swimming pool, all opposite the Warren Park golf course.

WEST TOWN— Noah Properties is loosening their development criteria in West Town, proposing to build a cluster of 18 condos and six SF homes at Damen and Erie. Until now, they've been a mid-range spec home specialist. Business must be good, because not many folks are making a gamble on this size project in the area. For the moment, at least.
